Winning One of Seoul’s Most Competitive Housing Lotteries

The H Bangbae attracted enormous attention because of South Korea’s housing subscription system.

While buyers with high housing subscription scores were expected to dominate the allocation process, a portion of the apartments was reserved for random lottery selection, giving applicants without exceptionally high scores a chance to secure a home.

According to reports, Yujin successfully obtained one of these randomly allocated units.

The competition for the development was exceptionally fierce due to its desirable location and its inclusion under Korea’s housing price cap system. Another major attraction was that buyers are not required to live in the property immediately, making the apartments particularly valuable investments.

A Potential Multi-Billion-Won Gain

Following reports of Yujin’s successful application, many observers quickly pointed to the apartment’s current market value.

An 84-square-meter unit reportedly sold for around ₩2.24 billion KRW (approximately $1.50 million USD) during the official sale.

However, similar units are now estimated to be worth around ₩4 billion KRW (approximately $2.67 million USD) on the resale market.

That dramatic increase led some online users to estimate that winning the lottery effectively provided access to an asset that has appreciated by roughly ₩2 billion KRW (about $1.33 million USD) in value.

The news quickly spread across Korean online communities, where many users reacted with amazement.

Some praised Yujin for participating in the housing subscription system despite already being one of Korea’s most successful young celebrities, while others joked that she seemaed destined for success both professionally and financially.

The Debate Shifted Away From Yujin

As the story gained attention, however, public discussion gradually shifted.

Rather than criticizing Yujin herself, many netizens began questioning whether South Korea’s housing lottery system is truly accessible to ordinary young people.

Although apartment allocations may technically be decided by chance, critics argued that participation already requires a level of financial security beyond the reach of many first-time buyers.

To purchase even the smallest lottery unit at The H Bangbae, buyers reportedly needed to pay a 20% down payment, meaning applicants had to prepare more than ₩400 million KRW (approximately $267,000 USD) in cash before even completing the purchase.

In addition, the project reportedly did not provide deferred-interest financing, meaning buyers relying on construction loans were required to pay interest throughout the payment period.

For many young Koreans struggling with soaring property prices, those requirements effectively eliminate any realistic opportunity to participate, regardless of whether the final allocation is determined by lottery.

A Broader Housing Debate

As a result, the controversy has evolved into a much larger conversation about housing affordability in Seoul.

Many netizens argue that the current subscription system benefits people who already possess significant financial resources, while making it increasingly difficult for average young adults and first-time homebuyers to compete.

Importantly, most online discussions have not blamed Yujin personally.
